The Best Home-Buying Week of the Year Is Coming: How DFW Buyers Can Make the Most of Their Inspection

If you’re shopping for a home in Dallas-Fort Worth this fall, one of the best opportunities of the year may be just days away.

Realtor.com has identified September 27 through October 3 as the best week of 2026 to buy a home in DFW, based on the combination of available homes, prices, competition and how long properties are staying on the market. (Realtor)

The DFW numbers are particularly interesting. During that week, Realtor.com projects:

  • 18.8% more active listings than an average week
  • 39.3% fewer views per property than during peak competition
  • Homes spending 17 more days on the market than at the year’s fastest pace
  • Median listing prices 6.5% below their seasonal peak
  • More price reductions than during an average week

In other words, buyers may have more homes to choose from, less competition for those homes and more time to make decisions than they did during the busiest part of the year. (Realtor)

But having more leverage only helps if you know how to use it.

A professional home inspection can give you important information about the condition of a property while you’re still within your option period. Instead of looking at the inspection as simply another box to check before closing, consider what it can tell you about the home you’re buying and the decisions you still have time to make.

More Homes to Choose From Changes the Equation

When homes were selling almost immediately and buyers were competing against multiple offers, there was enormous pressure to keep a transaction moving.

This fall, DFW buyers may have more breathing room.

That doesn’t mean every seller will negotiate or that every property will linger on the market. Real estate conditions can vary significantly by neighborhood, price range and individual property. But Realtor.com’s projections suggest that the overall DFW market during this particular week should offer buyers a more favorable combination of selection, competition and pricing than at other points during the year.

That makes the information uncovered during a home inspection particularly valuable.

A home can look beautifully maintained during a showing while still having concerns involving the roof, foundation, electrical system, plumbing, HVAC, attic, drainage or other components that aren’t obvious during a walkthrough.

A Semper Fi home inspection evaluates accessible areas and major systems throughout the property, including structural, electrical, plumbing, heating and cooling components.

Your Option Period Is Decision Time

In a Texas real estate transaction, the option period gives buyers a defined period in which they can have the property inspected and evaluate what they discover.

Depending on the contract and circumstances, inspection findings may lead a buyer to request repairs or negotiate an amendment with the seller.

That doesn’t mean every item in an inspection report needs to become a negotiation point.

It means you have better information.

You may discover something relatively minor that you’re comfortable handling after closing. You may uncover a repair that changes how you view the purchase. Or you may simply gain additional confidence that you understand the condition of the home you’re about to own.

The important part is getting that information while you still have time to use it.

Semper Fi provides same-day inspection reports, which can be especially important when option-period deadlines are approaching.

Don’t Stop at the Parts of the House You Can See

Some potentially expensive problems aren’t visible during a standard home inspection.

A good example is the sewer line.

A general home inspection cannot determine the condition inside the home’s main sewer pipe. A sewer camera inspection can reveal problems such as tree-root intrusion, broken pipes, sags, construction debris and clogs.

That can be particularly relevant when you’re considering an older DFW home, where the condition and age of underground systems may deserve additional attention.

The same principle applies to other features of a property. Depending on the home, you may want to consider additional inspections for a pool or spa, termite and wood-destroying insects, a private well, septic system, irrigation system or outbuildings. Semper Fi can coordinate these services with the home inspection rather than requiring you to arrange multiple separate appointments.

A Newer Home Doesn’t Automatically Mean Fewer Questions

DFW buyers also have a significant selection of newer homes and new construction, particularly in growing areas of Collin, Denton, Tarrant and surrounding counties.

“New” doesn’t mean “already inspected.”

For a completed new construction home, an independent final inspection can evaluate the major systems before closing. For a home still under construction, inspections can also be performed at critical phases before important components are covered by concrete, insulation or drywall.

The goal isn’t to assume something is wrong with a newly built home. It’s to independently verify what you’re purchasing before it becomes entirely yours.

Turn the Inspection Report Into Useful Information

An inspection report shouldn’t leave you staring at dozens of pages wondering what you’re supposed to do next.

Semper Fi’s Repair Estimate Report can turn inspection findings into estimated repair costs, giving buyers another piece of information they can use when discussing the property and potential repairs.

And because Semper Fi delivers inspection reports the same day, buyers aren’t left waiting while an option-period deadline gets closer. It’s part of our Option-Period Advantage: fast scheduling, flexible booking and payment options, and same-day reporting designed around the realities of a Texas home purchase.

More Buyer Leverage Is Only Valuable If You Use It

Realtor.com’s numbers don’t mean every DFW buyer should rush to purchase a home during one particular week. They do suggest something useful: buyers shopping September 27 through October 3 may encounter a combination of more choices, less competition and lower asking prices than they would have during the peak of the 2026 buying season.

If you’ve found a DFW home you love, use your option period to learn as much about it as you can. Look beyond the fresh paint, staging and beautiful kitchen. Understand the roof over it, the foundation beneath it, the systems running through it and, when appropriate, even the sewer line buried outside.

The market may be giving DFW buyers a little more breathing room this fall.

A thorough home inspection can help you put that breathing room to good use.
