You found the house. Your offer was accepted. And suddenly, money seems to be going out in every direction.
For many homebuyers, this is one of the least-talked-about stressful parts of buying a home. Long before you get the keys, you may already be juggling earnest money, option fees, appraisal costs, moving expenses, deposits, and all the other expenses that come with preparing for a move.
Then you need a home inspection.
And not just because it is another box to check. Your home inspection is one of the most important opportunities you have to understand what you are actually buying before you reach closing.
At Semper Fi Home Inspections, buyers in both the Dallas-Fort Worth and Greater Houston areas have several ways to pay for their inspection, including an option that can make this particular expense much easier to manage: FlexFund Pay at Close.
What If You Need the Inspection, But Would Rather Keep the Cash in Your Account Right Now?
You can afford the house. You have prepared for closing. But that does not necessarily mean you want another several hundred dollars coming out of your bank account this week.
And it certainly does not mean you want to start putting additional expenses on a credit card while you are in the middle of buying a home.
There is also the uncomfortable temptation to start trimming the inspection itself to save money.
Maybe you really should have the sewer line inspected, but perhaps you can skip it.
Maybe the house has other features or concerns that deserve a closer look, but the basic home inspection is already another expense before closing.
That is precisely where a pay-at-closing option can help.
With FlexFund, eligible Semper Fi customers can have their home inspection and qualifying additional inspection services completed now, while deferring payment until closing.
You get the information you need when you need it, without necessarily having to pay the entire inspection bill upfront.
How Does FlexFund Pay at Closing Work?
FlexFund is designed to be relatively simple for the homebuyer.
When you choose an eligible Semper Fi Silver or Gold inspection package and your total order is at least $500, FlexFund is available as a payment option. There is no additional fee to the homebuyer for using FlexFund.
When making your payment selection online, you can choose FlexFund rather than paying immediately. You will receive an email requesting information about your closing, including the closing date and title company or other closing entity.
You will also sign a separate FlexFund agreement and provide a credit card to Guardian Financial to keep on file in case the real estate transaction does not close.
Guardian handles the payment process and any necessary follow-up regarding the closing information. You do not have to coordinate the payment between Semper Fi and the title company yourself.
If your purchase closes as planned, the eligible inspection charges are paid at closing.
Why Paying for Your Home Inspection at Closing Can Matter
FlexFund is not simply about delaying a bill. For some buyers, it solves a very real cash-flow problem at exactly the point in the transaction when expenses seem to multiply.
Keeping several hundred dollars in your account for a few more weeks can matter when you are simultaneously preparing for movers, utility deposits, immediate purchases for the house, and all the unexpected expenses that tend to appear before move-in.
It can also remove a financial reason to make a decision you may regret later: cutting back on the inspection services that make sense for the property because you are trying to reduce today’s bill.
For example, Semper Fi’s qualifying inspection packages can include services such as a termite inspection, sewer camera inspection, thermal infrared scan of key areas, and RecallChek, depending on the package selected.
Those services answer very different questions about the home. Choosing whether you need them should ideally be based on the property you are buying, not simply on how much money you want coming out of your account before closing.
FlexFund gives eligible buyers another way to manage that decision.
What If the Seller Is Paying Your Closing Costs?
This is where FlexFund can become especially valuable.
If your purchase contract provides for the seller to pay your closing costs, eligible inspection charges processed through FlexFund may be paid from those closing-cost funds.
Depending on the terms of your particular transaction and the closing costs available, that can potentially mean no out-of-pocket inspection cost to you.
That is very different from paying for the inspection upfront and discovering later that you had seller-paid closing-cost funds available.
Your real estate agent or closing professional can help you understand how the closing-cost provisions in your specific contract apply.
What Happens If the Home Purchase Falls Through?
This is an important question, particularly during the option period when the inspection itself may reveal information that changes how you feel about the purchase.
FlexFund does not make the inspection contingent on the home actually closing.
Guardian Financial keeps a credit card on file as a backup. If the transaction does not close, the inspection charges still need to be paid and Guardian handles payment using the card on file.
That means you can use FlexFund without wondering what happens to the inspection bill if this turns out not to be the house you ultimately purchase.
Do I Have to Use FlexFund?
No. Flexibility is the point.
Semper Fi customers can still use traditional payment options, including paying by credit card when you schedule, or paying at the inspection. Eligible customers who would rather preserve their cash until closing can choose FlexFund.
You can use the payment method that makes the most sense for your situation.
Who Is Eligible for FlexFund?
FlexFund is available to Semper Fi homebuyers in both the DFW Metroplex and Greater Houston area when:
- You select an eligible Silver or Gold inspection package.
- Your total inspection order is at least $500.
- The inspection is connected to a qualifying real estate transaction.
- You complete the FlexFund agreement and provide the required closing and backup-payment information.
FlexFund is not available for 11-Month Warranty Inspections or standalone inspections.
One Less Upfront Expense During an Already Expensive Time
Buying a home comes with enough financial pressure without feeling as though every decision requires another immediate payment.
More importantly, worrying about today’s inspection bill should not discourage you from getting the information you need about a property before you own it.
Whether you are buying in Dallas-Fort Worth or Greater Houston, Semper Fi Home Inspections gives you options. Pay by credit card. Pay at the inspection. Or, if your inspection qualifies, use FlexFund to pay at closing with no additional FlexFund fee to you.
Because during an already expensive and stressful home purchase, having one less thing to pay for upfront can make a meaningful difference.
