Houston homebuyers have something that was hard to come by during the most competitive housing markets: choices.

Greater Houston entered late summer with substantially more homes available to buyers. According to the Houston Association of REALTORS®, August 2026 ended with approximately 5.3 months of inventory and nearly 39,000 active listings.

That doesn’t mean every neighborhood or price range is experiencing the same conditions. Houston is an enormous and diverse housing market, and conditions in The Woodlands can be very different from those in Katy, Pearland, Cypress, Sugar Land or inside the Loop.

But more overall selection gives many buyers something valuable: the ability to compare more than countertops and floor plans.

When you’re deciding between homes, consider questions such as:

  • What condition is the roof actually in?
  • Are there signs of foundation movement?
  • Is the HVAC system operating properly?
  • Are there drainage concerns around the property?
  • Are there plumbing or electrical issues that aren’t obvious during a showing?
  • Are there signs of moisture intrusion or conditions conducive to wood-destroying insects?

  • 37.1% fewer views per property than during peak competition

  • Median listing prices 3.9% below their seasonal peak

That combination can give buyers something especially valuable during the home search: more choices, less pressure from competing shoppers and more time to investigate the condition of a property before deciding whether it’s the right one.

In Houston, Water Deserves Extra Attention

Houston homeowners don’t need an explanation of how much water can matter.

Heavy rainfall, drainage patterns, high humidity and our Gulf Coast climate make it especially important to pay attention to signs that water isn’t going where it should.

During a home inspection, grading and drainage are among the structural systems evaluated. An infrared scan can also help identify certain conditions that may not be visible to the naked eye by providing additional diagnostic information in key areas.

No inspection can predict what will happen during the next major storm, but understanding observable conditions at the property gives you more information before you buy.

Don’t Forget What’s Underground

Some of the most expensive surprises aren’t inside the house at all.

The condition of the main sewer pipe cannot be determined during a general home inspection. A sewer camera inspection allows the inspector to see inside the line and look for concerns such as tree-root intrusion, broken pipes, sags, construction debris and clogs.

That can be particularly worth considering when buying an older Houston-area home with mature trees, but age isn’t the only reason a sewer line may deserve attention.
