FAQ

Regular inspections of commercial buildings are important to ensure that they are safe and are in good working condition. An inspection can identify potential hazards, such as structural issues, electrical or plumbing problems, or fire hazards, and allow them to be addressed before they cause damage or injury. Inspections can also help prevent costly repairs or renovations in the future, by identifying issues early on. Additionally, having a regular inspection can be a requirement by insurance companies and local authorities to maintain the building licenses and permits.

The frequency of inspections for commercial properties can vary depending on the type of property and local regulations. Some common inspection frequencies include:

  • Annual inspections: For properties with a high occupancy rate or that are open to the public, annual inspections are often required to ensure that the building is safe.

  • Periodic inspections: For properties that are not open to the public, periodic inspections may be required every 3-5 years to check for any issues that may have developed over time.

  • Pre-sale or pre-leasing inspections: For properties that are being sold or leased, a commercial pre-sale inspection or commercial pre-leasing inspection may be required to identify any issues that need to be addressed before the transaction can be completed.

Pre-Leasing Inspections:  When leasing a commercial space, it is a good idea to get a commercial property inspection so you understand the condition of the space and the systems you may be required to maintain depending on your lease agreement.

The pricing varies widely and depends upon a number of factors, including how large the building is, how many building components it contains (example, facilities with plumbing – water and sewer – in hundreds of rooms will take longer to inspect than a facility with one large room and no plumbing), the commercial use of the building, and other factors.
